As the real estate market begins to improve we have begun seeing more new homes come on the market. In fact, the number of new home sales this year to date would indicate new home sales will be up for the first time in 3 years. Here is a brief history of the number new home sales for North Lake Tahoe and Truckee per the MLS: 2008=43, 2009=68, 2010=40, 2011=41, 2012=31, 2013=13 YTD.
There are currently 29 new homes active in the MLS with another 15 under contract or pending. Of the active new home listings in North Lake Tahoe and Truckee there are only 8 showing a finished construction phase. 14 of the listings are located in Truckee (mainly in Winter Creek, Martis Camp and Gray’s Crossing). 8 new home listings were found on the on the west shore; 5 in Tahoma and 3 in Homewood. 6 new homes listed on north shore; 2 in Tahoe City, 3 in Kings Beach/Brockway Vista and 1 in Carnelian Bay. There is only 1 new home listed for sale in Squaw Valley.
The prices for new homes currently on the market range from $499,900 to $7,950,000.
